We are an award-winning National Property Developer seeking a talented Quantity Surveyor to join our expanding team. The candidate will report directly to our Operations Director and will liaise internally with Project Managers, Build Managers & in house Architects.
Our Development team operate in 2 markets, National Property Development & Civils. We purchase old commercial properties and refurbish them into residential properties through Permitted Development. Our Civils teams provide civil engineering solutions for the Construction & Telecoms industries.
Responsibilities will include:
* Calculating material quantities & labour costs per Project
* Prepare and analyze project costings for civils tenders.
* Prepare tender and contract documents with the Operations Director, supported by our Architect, Project Manager & Build Managers for Property Development & Civils Projects.
* Tracking changes to the design and/or construction work and adjusting budget projections in line with these.
* Measuring and valuing the work done on site.
* Dealing with financial and legal challenges.
* Value completed work.
Identify, analyze and develop responses to commercial risks keeping risk register up to date.
Prepare handover packs where necessary in timely manner to ensure invoicing is on time for civils Projects.
Conduct cost estimates and prepare budgets for construction projects
Work with our Procurement Manager to source and obtain competitive prices for materials, equipment, and labor.
Monitor project costs throughout the construction process and identify any potential cost overruns or savings.
Prepare and submit progress reports, payment applications, and final accounts.
Collaborate with project managers, architects, engineers, and contractors to ensure that projects are completed on time and within budget
Conduct site visits to assess progress and verify compliance with contractual requirements
Evaluate variations and claims submitted by contractors and recommend appropriate actions
Maintain accurate records of all financial transactions related to the project alongside our accounts team.
Qualifications
At least 10 years of experience in Construction industry with demonstrated experience in Property Development, Fit-out & Civil engineering projects.
Good IT skills and the ability to learn how to use specialist software.
Excellent relationship-building and interpersonal skills.
The ability to work in a team.
Negotiation skills.
Attention to detail and a methodical approach to work.
RICS – Chartered Status desired but not required
